Foot traffic is relentless from spring through autumn, making restored stone apartments here prime short-let assets with premium nightly rates. Stock is scarce and protected, so entry prices sit at the top of the Trogir range, roughly €4,000-5,500/m² for renovated heritage apartments versus the €3,600/m² municipal average. Tight supply and UNESCO status underpin values, and gross yields of 3.5-4.5% are boosted by very high summer occupancy. Buyers pay for irreplaceable scarcity rather than growth, but the heritage premium has proven durable through Croatia's 2025 cooling.
