Just over the bridge from Trogir, Okrug Gornji is Čiovo island's liveliest resort village, strung along the western Okrug Riviera with long pebble beaches, the famous Copacabana beach bar strip and pine-shaded promenades. It is the engine room of new construction in the Trogir area, where most modern sea-view apartments are built and sold. That supply keeps the Čiovo/Trogir area around €3,540/m², the most affordable entry in Central Dalmatia, with new builds offering pools, parking and Airbnb-ready layouts. Strong summer occupancy delivers gross yields of about 4-5%, among the best in the Trogir market. With national prices forecast to rise 4-7% in 2026, well-located Okrug new builds offer the cleanest growth-plus-yield play on the riviera.
