Svay Dangkum

Svay Dangkum is the beating center of Siem Reap. The commune holds Pub Street, the historic Old Market and a riverside run of social-enterprise cafes, making it the most walkable and lively part of town, busy with tourists and hospitality workers from morning coffee to late-night drinks. For visitors and short-stay renters, everything is on foot. For investors, the central location supports the town's best gross yields, around 7.9-8.5%, but those returns are tourism-driven and seasonal. The caveats are central to Cambodia and to Siem Reap specifically: foreigners can own only strata units above the ground floor, and with only about three strata-titled condo projects in the whole town, genuinely foreign-ownable supply is scarce. Income tracks Angkor visitor numbers and resale liquidity is thin, so this is a yield-and-tourism play for buyers who can manage seasonality.
