Chreav is Siem Reap's countryside escape. Southeast of town toward the new airport road, it is a green, spacious commune of rice fields and custom-built garden villas, drawing nature lovers, families and owner-builders who want room to breathe within an easy drive of the center. It trades convenience for peace, fresh air and space. For investors, Chreav is a land-led, lowest-entry play, where larger plots approach the provincial floor and yields of 6-8% come from longer-term residential lets rather than tourism. The caveats are the strongest of the town's areas: foreigners cannot own land, and with essentially no strata stock here, foreign participation requires 99-year leasehold or a Cambodian company structure. In a USD-denominated market with thin resale liquidity, values hinge on the southeastern airport-corridor growth thesis, so it suits land bankers and owner-builders with patience.
