Sector Sur is Puerto Natales' growing southern residential zone, away from the tourist core, where most year-round families live and where new subdivisions and half-hectare lots are expanding the town's footprint. It offers the most affordable entry to the market and a stable, local long-term rental base rather than seasonal tourism reliance. Homes and lots here trade well below the centre, around USD 1,100-1,500 per m2, with peripheral half-hectare lots reaching CLP 25-70 million. Long-let gross yields are the strongest in town at 4.5-5.0%, driven by salmon-industry and local-worker tenant demand and lower acquisition costs.
