About Opatija Centre

Opatija Centre is the essence of the old Austro-Hungarian spa resort: stately hotels, the landscaped park around Villa Angiolina, the Maiden with the Seagull statue and the start of the 12 km Lungomare promenade. Amenities, healthcare and culture run year-round, attracting an affluent, less seasonal clientele than beach Dalmatia. This is the most expensive address in Croatia, with quality apartments commonly €5,000-7,000/m² and trophy penthouses higher. Yields are modest at 3-4%, the trade-off for blue-chip capital values and strong liquidity in the luxury band. With 2026 seen as a possible consolidation year in the premium segment, Opatija Centre is a capital-preservation play where heritage scarcity protects values.
