About Part-Dieu (3e)

Part-Dieu in the 3e is Lyon's central business district and principal gateway, built around the Lyon-Part-Dieu TGV station, the 'Crayon' tower and the new To-Lyon skyscraper, with Westfield La Part-Dieu, one of Europe's largest inner-city malls, at its core. Gastronomes know it for Les Halles de Lyon-Paul Bocuse on Cours Lafayette, the city's temple of food, alongside the Auditorium and Lyon's largest municipal library. For investors it is the connectivity-and-yield play: Metro B, four tram lines, the airport Rhônexpress and national rail all converge here, while purchase prices (~€4,678/m² in the core, lower near Vivier-Merle) run well below the prestige districts. Smaller investor flats let quickly to professionals and students, giving the strongest gross yields of the central Lyon districts.
