El Mamsha is the pulse of tourist Hurghada, a long pedestrian promenade of restaurants, bars and shops that flows into the Marina and never really sleeps in season. For short-let investors it is the prime address: footfall is constant, dollar pricing dampens currency risk, and furnished units turn over briskly. The flip side is that life here is built around visitors, and like all of Hurghada its returns ride the tourism cycle, so realistic 6-8% yields should be modelled rather than the headline peak-season figures.
