Bocagrande is Cartagena's modern beachfront face, a dense peninsula of high-rise hotels and condominiums fronting the Caribbean, often dubbed the city's 'Miami'. The Avenida San Martín packs restaurants, shops, casinos and nightlife, the city beach runs its length, and domestic and international tourists fill it year-round. For investors, Bocagrande is Cartagena's most liquid, tourism-driven condo market: high-rise beachfront stock with strong short-term-rental demand and the best gross yields in the city (~6–8%), though tourism seasonality means blended returns are lower than peak figures suggest. The watch-items are active new supply, which can pressure rents, and the constant maintenance demanded by a salt-air, high-humidity climate.
