Nasr City

Nasr City is one of Cairo's great planned suburbs, laid out in the 1960s and now home to a tightly packed mix of high-rise apartments, sporting clubs, universities and some of the city's largest malls. Life centres on the broad commercial spines of Abbas El Akkad and Makram Ebeid, where retail, restaurants and late-night cafe culture run alongside the enormous City Stars complex. For residents the appeal is everything-in-one-place living: schools, clubs, hospitals and shopping are all within the district, and Ain Shams University sits on its edge. The trade-offs are real Cairo ones, traffic, noise and aging buildings, but crime is not a notable concern and the area feels solidly middle-class. For investors, Nasr City offers liquidity and affordability rather than glamour. Apartments rent and resell quickly, and pricing sits well below New Cairo's premium compounds. The key caution is currency: pound-denominated price growth has been dramatic on paper but largely reflects devaluation rather than real value creation.
