Mokattam

Mokattam is Cairo's hill district, perched on a limestone plateau that rises well above the Nile valley and rewards residents with cooler air and some of the city's best skyline views. It is really two places at once: the newer, middle-class Upper Mokattam, known locally as El Hadaba and home to international-school families, and the older, denser Lower Mokattam, with the gated Uptown Cairo development by Emaar layering in premium stock at the top end. The character is quieter and greener than the valley below, with landmarks like the cliff-edge Corniche viewpoint and the remarkable Cave Church carved into the rock. View restaurants and independent gyms give it a relaxed, slightly bohemian edge, though steep access roads and proximity between affluent and lower-income pockets are honest drawbacks. For investors, Mokattam offers genuine affordability across much of the plateau alongside a thin but high-priced premium segment in Uptown. Yields are reasonable, but resale liquidity is uneven and values swing street to street, so location selection matters more here than in most Cairo districts. The familiar Egyptian currency caveat applies: pound-denominated gains owe much to devaluation rather than real value growth.
