El Prado

El Prado is Barranquilla's iconic heritage neighbourhood: a national conservation area of grand 1920s mansions, Neoclassical, Art Deco and Republican, on wide, tree-lined avenues, anchored by the landmark 1930 Hotel El Prado, the Casa de la Cultura and the Museo Romántico, with the Museo del Caribe nearby. Once the city's grandest address, it is gentrifying through renovations, boutique hotels and a rising café scene. For investors, El Prado is a heritage value-add and appreciation play: well-renovated prime blocks appreciate ~8–12%/yr with gross yields of ~6–7%, restoration being the classic value-add, though the district is uneven and block-level due diligence matters (safety is variable by block).
