Tsentar is where Sofia's 2,000-year story is on display: Roman Serdica beneath Serdika metro, the golden domes of Alexander Nevsky, and the marble pedestrian sweep of Vitosha Boulevard lined with luxury brands and pavement cafés. Life here is overwhelmingly walkable, with every metro line converging at Serdika and NDK, and Borisova Gradina park minutes away. It is cosmopolitan and tourist-rich, with the trade-offs of any capital core, traffic, parking scarcity and premium pricing. For investors, the centre offers Sofia's deepest, most liquid market and the strongest short-let demand. Gross yields are modest at roughly 3.5–4.5% because capital values have outrun rents, so the thesis is durable appreciation plus reliable occupancy rather than headline cash flow. Scarce period stock and the post-euro confidence boost should keep central values firm.
