Malá Strana, the 'Lesser Town,' tumbles down the hillside between Prague Castle and the Vltava in a maze of cobbled lanes, palace gardens and pastel Baroque façades. Its landmarks, the green-domed St. Nicholas Church where Mozart played, the Charles Bridge, the Lennon Wall, and Petřín Hill with its lookout tower, make it one of the most photographed quarters in Europe. Café Savoy, riverside wine bars and the Wallenstein gardens give it a refined, almost hushed character once the day-trippers thin out. As an investment it is the definition of scarcity: a fixed, heritage-protected stock of period apartments that almost never grows, sustaining premium prices among the highest in the country (€8,000–€10,000+/m²). The catch is yield, rental returns are minimal on a long-let basis, and the short-let income that once boosted them is being squeezed by Prague's tightening Airbnb rules. It is a buy for the buyer who wants the address and the long-term store of value, not the rent cheque.
