Cerritos is Mazatlan's northern luxury frontier, a long sweep of sandy beach ending at a rocky point popular with surfers. Running from the marina north, it is lined with high-end condominiums, townhouses and privately owned homes, many rented out, offering a quieter, more upscale and spacious alternative to the Golden Zone. For investors, Cerritos is the premium beachfront-growth play. Oceanfront condos and homes trade roughly USD 250,000-650,000, with luxury suites at the top of the range; vacation and seasonal rentals yield 6-9% gross. As coastal restricted-zone property, foreign buyers hold title via a 50-year renewable fideicomiso bank trust (setup USD 3,000-5,000). New luxury supply and northward expansion drive 8-11% appreciation.
