Heraklion's old town centres on the Morosini 'Lions' Fountain and Lions Square, ringed by the pedestrianised 25 August and Daedalou streets that lead down to the old Venetian harbour and the imposing 16th-century Koules fortress. The world-class Heraklion Archaeological Museum holds the great Minoan treasures, and the Venetian walls enclose a genuinely lived-in capital with a university, hospital, port and airport. Property is overwhelmingly apartments and townhouses averaging ~€2,077/m², a fraction of the resort islands, with prices climbing 12.64% year-on-year. Unlike Santorini or Mykonos, this is a four-season working city, so rental income is steady and yields (3.5–5% gross) are realistic rather than seasonally inflated.
