Where central Dubai trades at AED 3,000+ per square foot, here entry-level apartments start near AED 490,000 and per-sqft pricing sits at AED 800-1,200, making it the natural home for first-time buyers and yield hunters. Communities like Emaar South wrap an 18-hole golf course with townhouses and villas, while The Pulse and Expo Valley add modern apartment living with parks, pools and community retail. The investment narrative is anchored by infrastructure. The government's approved AED 128 billion expansion of Al Maktoum International Airport, set to become the world's largest, plus the continued build-out of Expo City as a business and residential hub, give Dubai South a credible path to becoming a genuine southern city centre. Gross rental yields of 6.5%-8.5% are among the best in any Dubai freehold zone. The honest caveat is timing. Much of Dubai South is still under construction and dominated by off-plan inventory, so buyers should expect handover delays on some projects and watch for short-term oversupply that can soften rents as large pipelines complete.
