Saraphi stretches southeast of Chiang Mai through longan orchards and Ping River villages toward the old city of Lamphun. This is the countryside edge of the metro, quiet, agricultural and unhurried, yet still tied to the city by the southern ring road and just a short hop from the airport and the San Kamphaeng hot springs. For buyers who want land and space, it offers the lowest entry costs anywhere near Chiang Mai, with plots from around THB 300,000 and generous-lot houses averaging close to THB 5.9M. The investment character is explicitly land-and-lifestyle rather than yield. Rentals are thin and modest at 4-5%, because this is owner-occupier country, families, retirees and expats trading urban convenience for orchards and river frontage. Appreciation rests on Chiang Mai's outward sprawl gradually reaching the Ping valley, against a citywide market growing only modestly. As everywhere in Thailand, foreigners cannot own the land outright (leasehold or company structures apply), while any condominium is foreign-freehold within the 49% building quota.
