About Puerto Cancún

Puerto Cancún is the city's flagship gated community: a master-planned enclave wrapped around a private marina, a Tom Weiskopf-designed 18-hole championship golf course (famous for its island-green finishing hole), a private beach club, and the open-air Marina Town Center for shopping and dining, all behind 24/7 controlled access. Sitting between the Hotel Zone and downtown Cancún, it trades the party-strip energy of the Zona Hotelera for security, low-density planning and long-term value. For investors it is Cancún's most legible luxury address. Branded and design-led towers, Thompson, SLS, La Vela, Alba Marina, Blume, anchor pricing at roughly USD 3,000-4,500 per m², with strong 8%+ AMPI appreciation and gross rental yields above 7% on short-let demand. The catch every buyer must underwrite: HOA/ownership fees here run roughly MXN 260,000-820,000 a year depending on the unit, which can compress net yield below 3%. Pricing and rents are effectively USD-denominated, which insulates foreign buyers from peso swings. The case here is scarcity, security and capital preservation rather than headline net cash flow.
