About Caballito

Caballito sits at the literal centre of Buenos Aires (~7.1 km², ~204,000 residents) and is the city’s most quintessentially middle-class barrio. It trades tourist sheen for an authentic, lived-in feel: tree-lined cobblestone streets, preserved early-1900s homes (the "English District") and a dense fabric of services within walking distance, demand driven by residents, not investors, which gives the market unusual resilience. Green space and transit define it: Parque Centenario (with the Natural Sciences Museum and observatory) and Parque Rivadavia (weekend book and record fairs), plus Subte Line A, Line E, the Sarmiento rail and dozens of buses on Avenida Rivadavia. For investors the appeal is value with substance, below the premium northern barrios, with complete infrastructure, low crime and strong local tenant demand. It is cited among the city’s best-yielding middle-market barrios alongside Almagro and Villa Crespo.
