Kepez

Kepez is Antalya's largest and fastest-expanding district, set inland north of the centre, where modern residence complexes, new schools and the Kepez Doğal Yaşam Parkı nature park have transformed a once-peripheral area into a value-housing engine. The AntRay tram links it efficiently to the coast and city core despite the lack of a beach. For investors it is the city's affordability and yield story: per-m² prices run 2–3× below Konyaaltı or Lara, and reported gross yields hover near 7%. Buyers are mostly local Turkish families and value-seeking investors, but the spectacular lira appreciation figures are inflation-driven, so it reads as a budget entry and income market rather than a real-return boom.
